I am a somewhat experienced investor. I am constantly reading and updating my library. I do think rich dad is too full of fluff and has a poor batting average so far; this book is an exception. It has some nice ideas. My favorite portions are on his philosophy of attaining success which is the beginning of the book. The end of the book is a complete gloss over, but no stone or concept is left unturned. Good realistic advice is my summary.

It's an easy to read book with lots of information... Although McElroy talks a lot about apartment complexes, I suppose the same strategies could be applied to other types of properties. He explains how to find the right property in the right market, how to evaluate the property and calculate the right offer price, what to look for when you inspect the property, and how to manage it once you own it. The only thing he doesn't go into that I wish he did is financing. Otherwise he seems to have covered all the basics.

My primary business is network marketing. I got turned on to real estate by a fellow networker who is using real estate both to create an additional residual income stream and to offset taxable income from his lucrative network marketing business.
The Rich Dad series of book are excellent and I highly recommend them to everyone in my downline and to everyone that I know.
What appealed to me about Ken McElroy's great book, The ABC's of Real Estate Investing is that it was written by a man experienced in real estate, not just someone writing books on a popular subject to make a living. Ken McElroy owns one of the largest real estate development companies in the Southwestern United States. He speaks from experience.
Also this book covers topics left untouched by other authors. And I like the fact that McElroy says there are no "get-rich-quick" tricks in real estate, just proven methods that deliver bottom line profits and increased property value.
I highly recommend The ABC's of Real Estate Investing along with Real Estate Riches by Dolf de Roos. This information will positively affect your bottom line.

This book is very well written - its organized well and is detailed enough so that you can apply it to real world scenarios. I actually began looking into several multi-unit properties for sale using the methods discussed in the book and was able to use the advice the author gives. One thing that is not clear from the description of the book that should be taken into consideration is that the author focuses on large multi-unit properties. One thing that separates it from the Rich Dad Poor Dad books written by Robert Kiyosaki is that it is more of a detailed "How-To" book.

This isn't really for the seasoned real estate investor. It's for people like me who have virtually no experience with real estate investing. It's the perfect gradient of information for beginners. Easy to understand and friendly writing.
I've read three Rich Dad publications and loved them all. They aren't full of dry, boring and esoteric jib jab. They are written for you and me, regular people who want some answers and enlightenment on financial freedom.
The ABCs of Real Estate Investing has a lot of good tools you can use. Though I think this is mainly for beginner investors, I would guess that if you're a real estate investor that hasn't really been able to make profits and get wealthy--you might find this book has a lot of tips you can use to increase your cash flow.
